Replaced control board for furnace. Tested system and it is blowing hot air now. No other issues found at this time. Customer signed up for presidential membership.

High voltage wire going to carrier air handler was to small of wire for the amount of heating strips and burnt up. Cut back to bad wire and disconnected one heat strip tp allow system to operate safely.

TECHNICIAN RICK FOUND THAT THE SYSTEM HAS A FREON LEAK AT THE ON THE SUCTION LINE NEAR THE COMPRESSOR AND A CLOGGED THERMAL EXPANSION VALVE ON THE INSIDE COILS. SYSTEM USES THE OLD 410a FREON AND IT HAS ALL LEAKED OUT. REPAIR: - SYSTEM PUMP DOWN - REPAIR LEAK ON REFRIGERANT SUCTION LINE - ADD FILTER DRIER, AS NEEDED - CLEAN OUT INSIDE THERMAL EXPANSION VALVE - LEAK CHECK - CHARGE WITH 410aFREON - TEST SYSTEM
Tech found system had been turning off on high head pressure outside, system needed to be water washed. Indoor filter still clean. Drain line still clean. Just need to water wash condensing unit outside every 30-90days. Also recommend to add stones around unit to help keep clean.
Rooftop condensing unit needs start kit replaced. Customer will change out him self
DIAGNOSTIC ANALYSIS -1 RESIDENTIAL SYSTEM. Found outside dual run cap bad, replaced 25/10/440. Need to water wash condensing unot every 30 - 60 days. Cleaned indoor evap coil all stopped up. Also need to add ptrap for airhandler.
Installed tstat clear cover lock box on one of the lobby thermostats
Replaced half horsepower 240 volt 1075 rpm blower motor on rooftop gas package system unit number 19 Suite number 207 old blower motor running slow causing slugging to compressor and not pulling all the heat from the air

Found trane system low on r22. Added 3lbs r22. Fan motor bearings going out, customer to replace motor.
Maintenance on one lennox system. Filter was clean, inspected drains, checked motors, capacitors and electrical. Blower motor capacitor was low, declined replaxement, and 1.5 pole contactor waa worn but working, declined replacement. Washed condenser coils, checked r22 charge ok.
Cooling Check of one system. Replaced filter 20x25x4,washed condenser coils, checked motors, capacitors and electrical. Replaced thermostat with honeywell pro 6000. Inspected blower, drains. Checked r22 charge ok.
Cooling Check of one lennox system. Replaced 7.5 mfd capacitor, added pan coat to emergency drain pan. Checked r22 charge ok. Checked temperature drop 20 degrees normal, washed condenser coils, checked motors, capacitors and electrical.
Blow out main drain line with nitrogen on master bedroom system
Technician Ricardo Moreno called out to an after hours service call found burnt common wire for the dual run capacitor on the outdoor unit rewired wire tested amperage refrigerant levels and filters everything else checked out normal no other issues have been found may have been a loose connection
Found drain stopped up on one system and no problems with second system.
Ricardo and Kevin mission was to replace outdoor condensing unit and add expansion valve to the evap coil Found system @1200 CFM of return & needs 2000cfm master bedroom short on supply needs its own direct supply run.... office will work up a bid 4 air flow issues but as far as now you have cooling do to your old condenser compressor going out office will email bid and call to make sure you received it........ we thank you for your business and will improve your system for summer and winter.
